A residential phase organised around an engineered saltwater channel. The channel is not an amenity added to a plan — it is the plan. Its curve sets the road geometry, the block orientation and the depth of every plot behind it.
Housing is laid out perpendicular to the water so that frontage is distributed rather than privatised by a single row. Density steps down from continuous terraces at the outer edge to detached plots along the bank, and a single community building anchors the phase where the two grains meet.
